- Called to order at 7:10 PM by Marci Martin, President
- All Board members in attendance: Denise Briggs, Rob Fisher, Cliff Reiss, John Cirello
- Homeowners present: 8805, 8903, 8904, 8914,8915, 8924, 8930, 8940, 8945, 8946, 8950, 9008
- Approval of Minutes of Meetings held on September 11, 2008
- Motion to suspend reading and approve minutes JC, 2nd DB all aye
- Treasurer’s Report
- Current Month Expenses - $1,762/63
- YTD Expenses - $17,696.37
- 2008 Revenue - $17,728.00
- Forecast 2008 Full Year Expenses - $21,033.10

As of November 13th a total of 13 requests have been approved and one has been denied. (Report attached).

- ACHOA Foreclosure on Properties with Unpaid Assessments
- One property just started foreclosure, one foreclosure property for sale, and one property entering bankruptcy.
- Violations
- 16 courtesy letters have been sent out and most have been settled.
- Landscape Maintenance & Beautification
- Green Venture has quoted the current $380/month fee for 2009.
- Question rose from the floor on tree hangover, this will be explored.
- Update on CC&R Amendments
- Insurance Review
- Financial Forecast
- Cliff Reiss presented the projected expenses for 2009 – a copy of this has been sent to all HOA members.
- Set 2009 Dues
- Motion made to increase dues by $35 per lot, in order to meet projected expenses. Motion JC, 2nd DB, all ayes.
- 2009 Board Election
- Review List of Candidates and Biographies
- (Note: A package was sent out last month to all HOA members, containing all pertinent data.)
- Candidate introduced themselves.
- It was confirmed there was10% of Members Represented – In Person or By Proxy – As Required To Hold Election
- Voting For New Board Members / Tabulation Of Results – elected are:

- BKTurf Pre-Emergence Treatment Approval
- Approval for $105 expense.
